

60 Salt River received preliminary subdivision approval for 21 lots in 1988 and the road was cut in at that time. A series of hurricanes destroyed the original drawings and we are in the process of providing the necessary documents and continuing the approval process. We have had the property re-surveyed and are maintaining the original property lines. The number of lots has been reduced from 21 to 15 by combining adjacent lots. The major assets of this property are the variety of views, slopes and sizes of the individual lots. At first glance, some of the lots look steep, but all the lots have gentle to medium build able areas.There will be an 18' wide asphalt paved road with underground utilities. In order to maintain the park-like setting and reduce the impact on the watershed, we will write into the covenants and restrictions a clause that limits the amount of area that can be clear cut. There are a lot of very nice local trees and shrubs on this property. Our intention is to allow the owner to build their desired property while maintaining as much of the local vegetation as possible.
The existing road slopes to the inside and is in very good condition. Water currently runs down the inside edge of the road and into the gut at the bottom of the hill. We will install a swale at the bottom of the road and divert the water into a permanent silt basin at the bottom of the hill.
